Betty Wallace is one of the principles of Productive Property Management. Productive Property Management was founded by Ms. Wallace and her partner Pauline Thude in 1983. Productive has successfully managed properties throughout Texas.
Ms. Wallace is a Certified Property Manager with over 30 years of experience in the field of property management. She began her career in this industry as Director of Management for the Houston Apartment Association where she assisted owners and management companies in solving their problems with anything from day to day operations to legal issues. She was instrumental in developing the Certified Apartment Management program which has impacted the industry by raising property management to a level of professionalism that had not been available before. She was one of the first teachers for the National Certified Apartment Manager training program and continued to speak for educational institutions and various agencies.
From there she went on to work with a local architectural and development firm and managed properties in Corpus Christi, Austin, San Marcos, San Antonio, College Station and Houston. She worked closely with construction to co-ordinate buildings coming on line and making certain the deadlines would be met to allow for pre-leasing.
Ms. Wallace went on to become a Regional Director for the property management firm handling a portfolio of properties located across the United States. She was then approached by a local firm to organize and develop a management firm to handle properties for investors purchasing properties in Texas.
She has handled over 50,000 multi-family units, office buildings, shopping centers, industrial warehouses and condominiums. Her experience ranges from new construction to rehabilitation of distressed properties. Ms. Wallace is innovative in the marketing of properties and has developed total marketing programs, including designing brochures, signage, floor plans, site plans, models and advertising.
Because of Ms. Wallace’s experience, she excels at analyzing income and expenses and can easily determine what may be out of line and how it can be corrected. Through her expertise, properties in her portfolio have had a rent structure above average, and maintain a high economic occupancy while expenses are kept at a minimum.
