Betty F. Wallace, CPM
Betty Wallace is a Certified Property Manager (CPM), with over 35 years of multi-family experience. She started in the multi-family industry as Director of Management for the Houston Apartment Association.
She has been responsible for over 50,000 multi-family units. Her portfolio of properties includes office buildings, shopping centers, industrial warehouses and condominiums. Her experience ranges from new construction to rehabilitation of distressed properties. Ms. Wallace is innovative in the marketing of properties and through the development of total marketing programs. She has assisted owners and management companies in solving their problems with daily operations and legal issues.
Pauline E. Thude, CPM-Investment Broker
Pauline Thude is a Certified Property Manager (CPM), and a Texas Real Estate Broker, with over twenty- five years of experience specializing in the industry of multi-family housing. She is well versed in all aspects of the industry as it pertains to the success of owning and operating apartment complexes.
Ms. Thude is proficient in analyzing multi-family assets from many different perspectives including the large or institutional investors, R.E.I.T.’s, the exchange buyer, private investors, as well as the lenders and lien holders. Combining numerous resources such as statistical reports, comparable sales, absorption rates, construction and trend reports, she is able to apply the most precise of data to her consulting. Because of her experience in the operation of apartment properties this knowledge compliments her ability to take properties through financial work-outs, refinancing and repositioning of any asset.
As partner and principal of Productive Property Management, this team of professionals has worked with all facets of property types, from the extremely distressed to newly constructed. Thousands of properties have been operated under their management firm and some remain in their portfolio today, some twenty years later. In 1990 Meridian Investment Realty was formed to provide existing clients the ability to purchase or sell properties for a profit. Meridian Investment Realty has since evolved to provide broker services and consulting to a much larger investor base. Because of the combined knowledge of property operation and brokering, clients view this as “insurance toward their future purchase”. Multiple properties within their management portfolio have been sold repeatedly to different investors often times with management remaining intact.

Victor Ferrugia
Victor Ferrugia has experience in the management of multi-family residential properties as well as industrial warehouses, office buildings and homeowners associations for condominiums and townhomes. Mr. Ferrugia has successfully managed multi-family housing since 1992.
Mr. Ferrugia has successfully managed properties in Houston, San Antonio, San Marcos, Corpus Christi, College Station and the Clear Lake areas including affordable housing associated with college student properties. Mr. Ferrugia and other members of Productive’s team analyze all aspects of the properties to determine what makes it most marketable, everything from curb appeal to the interior of units. Mr. Ferrugia reviews bids, coordinates any renovations with the property owner and follows through to completion. Victor’s expertise in all areas of management makes for successful results.
Mr. Ferrugia closely monitors income and expenses in an effort to run properties in the most efficient manner. Properties under his management exceed the market averages for economic occupancy and have set standards for the competition to follow.
