PRE-ACQUISITION REVIEW & DUE DILIGENCE INSPECTIONS
PPM provides a
complete analysis of a property which includes the following:

Insurance and Contracts.

- Environmental Study
- Unit by Unit Study
- Market Analysis
- Structural and Mechanical Inspection
- Cost Projections
- Consulting
All of the above
services are offered individually or as a package determined by the
needs of the client.
II.
CONSTRUCTION MANAGEMENT
Our expertise in
construction management takes a project through all phases of
renovation. Complete turnkey service is provided; however, all services
are also offered individually. Below is a brief summary of services
provided.
Meet with the owner
to establish the degree of renovation. Make recommendations regarding
what would be most beneficial to the property in order to maximize the
income.
Outline scope of work
and meet with engineers and architects.
Prepare preliminary
bid packages and final bid packages and submit to contractors for
proposals.
Review bids to
determine if they were in accordance with scope of work. References and
insurance will be checked for each contractor being considered. A
written recommendation will be submitted to the property owner.
Coordinate and
supervise all work taking place on the property in accordance with
selected plans and contracts.
Prepare draw requests
and schedule any required inspections for invoices submitted for
payment. Prepare all partial and final lien releases.
Establish and
coordinate all interior upgrades including appliance, fixture, cabinet
and flooring selections.
Coordinate all
selections and recommendations related to signage, amenities,
equipment, color selections and modification to plans.
Coordinate all
construction with leasing activities to get property on line as soon as
possible.
